Our Approach to Real Estate Investing
Capital Protection
All bonds and units safeguard investors’ capital through collateral mortgages. Additional protection such as surety bonding and funds held in trust, further safeguard capital.
Return Predictability
Bonds and units are structured to provide predictable returns, whether it is a contracted rate of return, growth, or quarterly income. Returns are forecast based on committed contracts which creates more stability, effective management and less volatility.
Management Alignment
Management’s equity investment is always ranked behind investors and not returned until investors are fully paid back. This ensures management is highly motivated and investor aligned. Management’s funds will always be subordinate.
Consistent Returns
Through sound management of costs, timing, relationships and financing, bonds and units are structured to build wealth with less exposure to volatile markets.

Real Estate Bonds & Units
Real estate bonds and units respond to the growing needs of investors seeking to diversify their portfolios, increase returns and manage volatility by including real estate in their investment strategies.
Our bonds and units are secure real estate investments that benefit from profit participation and come with choices in terms, growth and tax treatment.
RealProperty Units
Secured, tax-efficient development returns
RealProperty Bonds offer investors long-term growth and optimum tax efficiency secured against development property. Profit participation is based on the realized growth in the underlying real estate development from property appreciation as well as development profits. Approximately 75% of the return is deemed capital gains.
HomeBuild Bonds
Short-term, secured plus growth participation
For investors seeking a short-term return in a secured investment, HomeBuild Bonds are an attractive choice. They are a more secured alternative to syndicated mortgages and limited partnerships. HomeBuild Bonds offer a priority rate of return, as well as participation in the profits generated by the real estate development.
Residential Yield Units
Quarterly income plus growth participation in a secured investment
HomeIncome Units enable investors to generate quarterly income from residential real estate without having to purchase or maintain rental property. For tax purposes, cash flow comprises both interest and distribution income treated as return of capital. In addition to quarterly income, investors also profit from the capital growth of the rental properties, which is taxed as a capital gain on redemption of the units or at maturity.

CEO
North America Home Finance Inc.
CEO Message
We believe homeownership offers individuals a solid foundation for financial security.
Homeowners build equity with every monthly payment, and benefit from any appreciation in the value of their home. Homeowners tend to build significantly higher net worth than non-homeowners. Expanding homeownership means more people can prosper, participate in their communities, and invest in the economy.
Our innovative home financing attracts qualified, committed homebuyers enabling us to secure favourable home pricing from developers. This alignment reduces development risk and timing while creating value for our investors.
We are dedicated to the notion that owning a home should be a choice, not a privilege. Our philosophy of expanding homeownership is one of financial security. That’s why we create financing solutions that enable homeownership with the right monthly payment and down payment options.
Bringing capital and homebuyers together to expand homeownership is not complicated. It’s just smarter.
